FAQ – Voller Surveying Services
1. What services do you offer? We provide a range of residential surveying services including Homebuyer Reports, Building Surveys, Valuation Reports, and Condition Reports. Each service is tailored to meet the specific needs of your property and circumstances.
2. Why do you need a Survey? Choosing the right survey will help highlight any serious issues/defects and advise you of the specific risks before you commit to the process of buying or selling a property.
It is important to remember that a mortgage lender’s valuation report is not a survey. It merely tells the lender whether or not the property is reasonable security for lending purposes. An RICS Lv2 and Lv3 survey will contain information and guidance that may be invaluable during negotiations, and will also help you avoid unforeseen costs and inconvenience.
3. What is a Homebuyer Report? A Homebuyer Report (Level 2) or 'Home Survey Lv2' is designed for properties of conventional construction methods, generally built after 1900, and particularly those from the mid-20th century onwards, that have not undergone significant structural alterations or extensions. It provides a balanced overview of the property’s condition and highlights any urgent and/or significant issues.
4. What is a Building Survey? A Building Survey (Level 3) or 'Home Survey Lv3' is a comprehensive and detailed report suitable for older, larger, or more complex properties, including historic timber frame, thatched roofs, non-standard construction, or construction materials requiring more specialist knowledge, such as lime mortar and stonework. It provides an in-depth analysis of the property’s condition, identifying defects, and offering advice and costings on repairs and maintenance.
5. How do I choose between a Homebuyer Report and a Building Survey? If your property is relatively modern and in generally good condition, a Homebuyer Report will usually be sufficient. For older, larger, or modified/extended properties, or if you have specific concerns about potential issues, a Building Survey is recommended. We are happy to discuss any concerns or questions you may have in this regard, over the phone.
6. How much do your services cost? Our fees vary based on the type of survey and the property type. Please refer to our Fee Scale (in Request a Quote) for a pricing guide, or contact us directly for a personalized quote.
7. How long does a survey take? The duration of a survey depends on the property’s size and complexity. Typically, a Lv2 Homebuyer Report takes around 2-3 hours on-site, while a Lv3 Building Survey can take 4-6 hours or more.
8. When will I receive my survey report? You will usually receive your Lv2 report within 2-3 working days and for a Lv3 report, within 3-5 days after the survey is completed. We aim to deliver reports as promptly as possible without compromising on quality.
9. Are your surveyors qualified? Yes, all our surveyors are fully qualified to a MRICS level and registered members of the Royal Institution of Chartered Surveyors (RICS). We adhere to the highest standards of professionalism and ethics.
10. How do I book a survey? To book a survey, you can contact us via phone or through our website’s contact form. We will then email you our quote and terms and conditions to accept, at which stage we will contact the vendor/agent to arrange an appointment date.
11. Can I attend the survey? On the understanding that the vendor/agent has been informed and is in agreement, will be happy to meet you on site, prior to undertaking the survey to discuss any immediate concerns.
12. Do you cover properties outside Norwich? Yes, while we are based in Norwich, we offer our services throughout Norfolk and Suffolk. Please contact us to discuss your specific location and requirements.
